The site is located towards the northern end of the quiet Bedford Road, surrounded mostly by farmland, which is often planted in corn. It is mainly a 6998m2 rectangle with mostly flat with a bank on the western end sloping down towards the river and neighboring farmland.

Geotech

We commissioned a geotechnical report to determine the requirements for building the house. The site investigation showed topsoil depths between 100mm and 300mm and underlying solid consisting predominantly of sand. The report however indicated that minor to moderate land damage from liquefaction is possible in future significant earthquakes and that a Technical Category 2 (TC2) concrete pad is required for the dwelling. This is not a problem, but does add a bit more expense to the foundations.
